Top Real Estate Tools and Services

NAR has published its list of top real estate tools and services.  I like this list because it is created as a result of NAR members “voting” by showing interest in these tools.

Real Estate MarketingNot surprisingly, the list this year consists of tools and services that help to keep you in front of your clients and prospects.

One particularly interesting entry on the list is provided by QuantumMail.com.  They provide direct mail products and services.  There are a number of interesting things about this company:

  • They’re a one-stop shop.  You can create a mailing online using designs they provide or your own.  QuantumMail provides the mailing list and does the mailing for you.
  • They offer low minimum order points – such as a quantity of 20 jumbo postcards.
  • Prices seem to be reasonable – $.46 each for a jumbo postcard on 80# stock with color on one side and black/white on the address side.
  • Multiple types of lists.
  • Advanced list features allow you to select mailing addresses by Neighborhood (enter an address and you’ll be presented with the addresses around that address), Street Mail (select a street to mail to addresses on that street), and Radius around a location, to name a few.

Would be interested to learn whether this unqualified process actually works. Seems like you could be targetting people with no interest in buying.

In the States, agents often target geographic territories, usually called “farms” because they are cultivating a particular set of neighborhoods.

The objective is for the agent to become well-known in the farm area so that when someone wants to buy or sell in the area, they contact that agent. Sending postcards on a regular basis has proven to be effective, when done properly.

Of course, it probably isn’t the least expensive marketing tool – I think the Internet takes the award in that category.

Another use for geo-targeted mailings is when an agent is promoting a listing. Sending notices to homes in the neighborhood can reach a homeowner who knows someone who wants to live in that neighborhood, and it is another opportunity for the agent to introduce themselves to a neighborhood.

Some agents send another postcard when their listing is sold to reinforce their effectiveness in marketing homes, and to motivate anyone thinking of selling to contact them.

The book by Gary Keller called The Millionaire Real Estate Agent has some statistics in it about direct marketing.

Based on his research in the industry, he says that for every 50 people you market yourself to 12 times a year (monthly direct mail), you can expect to generate one sale.

So, this is probably more information than you wanted! But, hope it helps.
