When your new listing isn’t even CLOSE to passing the white glove test!

Every agent knows that dirt is one thing that will prevent an otherwise desirable home from selling quickly. But, how do you tell the home owner to clean up? Certainly it’s a subject that must be approached carefully!

Here’s one solution: refer your client to HousekeepingChannel.com! Yes, there’s even a website that will help you keep your home clean. The site provides tips and tricks for cleaning very room in the house. There’s even a forum where you can get advice on your toughest cleaning problems. The forum actually has over 4500 members!

Even more interesting is that the HousekeepingChannel.com is in the process of developing an RSS feed for the site. Once the feed is available, it would be a great addition to your real estate website!

More Ammunition for listing Unrepresented Sellers’ homes (previously FSBOs)

What’s your markdown percentage? If you don’t know, now would be a good time to calculate yours, and your competitors’! Once armed with this information, you’ll have a strong message for the FSBOs you’d like to list. And, depending on your market, it can be a powerful tool to stand out from your competitors, also!

You can calculate your markdown percentage by determining the average difference between the price at which you list a house, and the price at which it sells. So, say for example, every house you listed was offered for sale at $200,000, and they all sold for $196,000. The sold price is 98% of the list price. Therefore, your markdown percentage is 2%.

That’s a potent statistic to have in your arsenal when you talk to FSBOs. Here’s why:

  • According to a recent NAR study, the average markdown of sellers who do all the work themselves is 15.4%.

Assuming that your markdown percentage is less than 15%, you’re now in a perfect position to prove to your FSBO prospect that they will actually end up with more money at close if they work with you!

And, you can perform the same markdown percentage calculation for your biggest competitors, based on information you can get from your MLS. If your commission plus markdown percentage is more favorable than your competitor’s, you’ve just identified another competitive advantage.
