The newsletter this
month includes 1) a great idea for conducting meetings with
prospects and their kids, and at the same time, creating a FREE and
unique marketing leave-behind, 2) new
sources for increasing traffic to your website, and improving your link
campaign, and 3) tips for avoiding "overpriced
listing syndrome".
CUSTOM COLORING TEMPLATES
What does a coloring
template have to do with real estate marketing, you might ask. Have you
ever had a problem talking to a prospect while their kids were vying for
attention? Rather than locking the kids in a closet in your mind, try
providing something to keep them busy. Its a great relationship builder
when you're thoughtful enough to provide distractions to keep the kids
happy. And, you get a chance to close that listing or
buyer-client.
The other benefit is that
the coloring page you provide displays your contact information at the
bottom. So, if the page ends up on the refrigerator, you've got a built-in
reminder of you, your business, and your thoughtful approach to your
clients.
If you don't have a
template, use our Free Coloring Template. Just print the template,
add your contact information in the box provided, copy, and you're all
set. Oh, we'd also suggest carrying a mess-free marker! But the
template is designed for "free-form" art. Even a pen or pencil will
work just fine.

Tips for
Avoiding "Overpriced Listing Syndrome"
You know that very often,
listing customers want your honest opinion about everything except a
realistic market price for their home. But you also know that wasting your
time and energy marketing a home that is overpriced just prevents you from doing
things that might actually result in a commission!
Do you have a system in
place for dealing with this situation? Yes, you need a system, and nagging
isn't it!
If you control expectations
up front, you're in a much better position to achieve a realistic listing
price. If not when you first list the home, then shortly thereafter.
You also need an elegant way to drop the listing if the homeowner is
unmovable. Read this article to learn about an easy and effective
approach to the overpriced home problem!
So, until next month, Happy
Marketing. If you have questions,
